Moving from New York

Moving from New York to Miami

Buying in South Florida works differently from buying in New York. Mariya helps New Yorkers find the right neighborhood and building, and handles the process from start to finish, even while you're still up north.

What's different

Buying in Miami vs. New York

No co-op board interview
Most Miami buildings are condominiums, not co-ops. Some associations have an approval process for buyers or tenants, but you are buying real property with a deed, not shares.
No state income tax
Florida has no state personal income tax. If you become a Florida resident, ask your tax advisor how and when the change applies to you, since New York has its own residency rules.
Homestead exemption
If the home is your permanent residence, you can apply to the county property appraiser for the homestead exemption, which reduces the taxable value and limits how fast the assessed value can rise each year.
Condo building health
Florida now requires milestone structural inspections and reserve studies for many condo buildings. Mariya helps you read the association documents, reserves and any special assessments before you commit.
Insurance and flood zones
Homeowners, wind and flood insurance are a bigger part of the monthly cost than in New York. Get quotes before you make an offer, not after.
Closing from New York
Florida closings are handled by a title company or attorney. Many buyers sign remotely and never need to fly in for the closing.

A more relaxed beach town with the Broadwalk and a mix of condos and homes.

Fort Lauderdale

Waterfront homes, canals and beach condos in Broward County.

Coconut Grove, Edgewater and other neighborhoods, each with its own market.

How it works

Buying From New York, Step by Step

  1. A call with Mariya. Budget, timing, how you'll use the home and which neighborhoods fit.
  2. A short list. Properties chosen for you, with what each listing doesn't show: HOA finances, insurance, rental rules.
  3. Video previews or one focused trip. See the short list on live video, then visit the finalists in person if you want to.
  4. Offer, inspections and closing. Mariya coordinates the inspector, lender and title company, and you can sign remotely.

Same time zone, a short flight away, and a New York phone number you already recognize: (646) 678-6477.

Questions

Common Questions From New York Buyers

Can I buy a Miami property without flying down?

Yes. Mariya can preview properties for you on live video, and most of the contract, inspection and closing steps can be done remotely. Many buyers still visit once to see their short list in person.

Is there a co-op board like in New York?

Co-ops are uncommon in Miami. Most buildings are condominiums. Some condo associations review buyers or tenants, and Mariya will tell you what a building requires before you make an offer.

Will I pay less in taxes after moving to Florida?

Florida has no state personal income tax, and a primary residence may qualify for the homestead exemption on property taxes. Your situation depends on your residency and income, so confirm the details with a tax advisor.

Which Miami neighborhood feels most like New York?

Brickell and Downtown Miami offer high-rise, walkable city living. Buyers who want the beach often look at Sunny Isles Beach, Aventura or Hollywood Beach.
